Abstract: Existing regulations may be preventing the growth of "alternative" development. This includes transit villages, New Urbanist development, jobs-housing balance, and compact development in general. The study explores the possibility of unmet demand of alternative development. This survey of ULI members across America uncovers large regional variance in the demand for alternative development strategies, highest in the Northeast and lowest in the South Central and Southwest.
The second part of the study looks closely at four case studies in transit-oriented development. Two in California: Rio Vista West in San Diego and Whisman Station in Mountain View; the other two in Michigan: West Village, Dearborn, and Pembrooke Park, West Bloomfield Township. In each state one case was considered successful and the other was not.
